Is the Housing Market on the Rebound?
Let the statistics speak: According to the Coeur d’Alene Multiple Listing Service, the total number of sales for 2011 were up 8.7% over 2010, while the total number of new listings is down 11.7% year-over-year. More promising, the number of pending sales (in contract but not closed) is up 12.5% overall, and those in the $500,000+ category up 21.8%! The bad news- median sales prices are down 8.32%, to $154,258, as the bulk of sales were in the $140,000 and less range. Most pundits don’t expect a rebound in prices this year- though there are exceptions. The Wall Street Journal (Dec. 29, 2011) reports that the chief investment officer of Caxton Associates (a $10 billion hedge fund) “expects home prices and construction will rise in 2012.” We will see. Locally, the number of foreclosures is down, but it takes a lot of momentum and optimism to drive prices up! While unemployment numbers are looking better, the shock of our still-recent housing balloon pop is yet reverberating.
“Cautiously optimistic” might better sum up sentiment for those in real estate. The January statistics do indicate a shift in the market- pending sales are definitely up, while the volume of inventory is decreasing.
Long-term optimism does have historical foundations. Housing starts have beenbelow 1959 levels for the past few years- and yet, America has a much greater population. That, plus the clearing of distressed inventory coupled with the extreme affordability which extraordinarily low interest rates and low prices combine to offer, have convinced investors that the opportunity is now.
Hoping and praying that it is indeed, as a rebound in home building would be a huge boost to the economy!
